Our proven process is designed to meet your requirements as well as considering council development controls, and make sure we achieve your vision for your terrace house with minimum disruption, intrusion and mess.
When you first contact Special Terrace House, we will invite you to complete what we call a pre-quote enquiry form via our website. This is a questionnaire designed to help us service your enquiry better and gain a clear understanding of your needs, time frame and budget. Once this has been received, Martyn will review your responses (and any supporting documentation that you may have supplied) and we will contact you within 24-48 business hours after completing a pre-site assessment for you.
When this is complete, we can then arrange a time for Martyn, our experienced terrace house specialist to visit you and your partner at your home to discuss your project in greater detail.
Attic Conversions
If this is an online quote request for a terrace house attic conversion only, the consultation will be quoted in response to your enquiry. the consultation will usually involve checking things like ridge heights, site access, existing boundary walls within the attic space, parking situation and services and going over your quote for your attic conversion. Please let us know if you wish to discuss further substantial work to your terrace house during the online quote for the attic conversion.
First Floor or Open Plan Ground Floor Additions
During a consultation for ground floor addition or first floor addition (only), we will discuss your main objectives and provide recommendations surrounding your budget. As specialists in terrace house renovations we have many years of experience enabling us to easily offer solutions and suggestions on products, layout and how to get the most from your investment. We are able to share with you relevant quality projects that has resulted with many of our clients becoming raving fans.
Our consultation fee (for Ground floor Additions and First floor additions only) will be quoted upon response to your enquiry which enables us to spend time with you on site, compare your desired outcome to surrounding development and relevant council controls and calculate a cost to design several options that could meet your requirements. If you proceed with a design, this stage usually takes about 2-3 weeks to complete after we book in to measure up your terrace house.
CONSULTATION CONDITIONS
*The consultation fee will be credited towards our services should you choose to engage us as your builder for your project.
*Any guide prices that may be discussed are to be used as a general indicative guide only to help you understand the financial viability of your proposed project. An accurate build cost can only be determined after a design is carried out by Martyn Calleia based on the measurements and site conditions of your terrace house. The variables that can affect a guide price are; levels of property, site access, service connections, original condition of existing terrace, council conditions, scope of works and level of finishes/inclusions discussed with client.
*Appointment fee for quoting of other building plans vary based on the scope of works. Please make an enquiry with us for a quote.
Upon completing the design options we provide you with build cost estimates for the designs provided.
after the presentation of the designs, we can re-tweak per your feedback and then provide you with a detailed quote for the additions you have selected.
At this point you will have:
- Option A – having plans drawn up and building with us; or
- Option B – agreeing to use the design as it is or having us draw up the plans for you to obtain other quotes after council approval.
Upon completing your design options, if possible, we will invite you and your partner to walk through a completed project with your design and compare the sizes of your design to the example you’re walking through. You will also be shown the quality details we are proud of that explain why as terrace house specialists we continually build in the same area with word of mouth recommendation time and time again.
When you are happy with the final design and like most, you decide to build with us, the plans are drawn up and the contract signed prior to council submission and your project is booked in with us. You can now rest easy knowing that we will deliver for you another fine quality example of our work like you walked through and that we will strive to get the details of your project as excellent as possible so that we may show this as another example of our work to other prospective clients down the track.
We will then prepare supporting documentation required for submission of the Development Application to your local council.
In our experience, obtaining council approval can take approximately 8-12 weeks.
Upon council approval, we will organise the construction certificate approval based off councils conditions of your development and your selected private certifier prior to building works commencing.
While you are waiting for construction to commence, the office will schedule appointments for you to meet with our suppliers as required to discuss and confirm your fixture and finishing choices with you.
Construction will commence after the proceeding project or as agreed after all approvals are obtained.
During construction, Martyn will manage the entire build progress of your job and keep you up to date on each step of the process. Safety for you and your partner are paramount at all times throughout the construction period, and our team will do their best to minimise the mess, dust and intrusion to your home reducing the disruption to your daily lives.
When all works are complete, a suitable time will be arranged for a full inspection of your home. Upon receipt of final payment, we will issue you with the warranties and relevant certificates.
Don’t worry; our involvement does not end here!
We will touch base and conduct a final meeting with you to ensure that you are happy at the end of the project. This will also allow you to provide us with feedback on our service to you.
We are always on hand for you to call to let us know if you have any problems even once the project is over.
